Title deed (Tapu)

Title Deed is a legal document that present owner of real estate. There is name, photo of owner and details of real estate on this document. This formal document is given and archived by General Directorate of Land Registers. Title Deed of property is given only to the owner. If real estate is belonging to individuals more than one as dividing into shares, names of all shareholders will be on the title deed. If property  is belonging to individuals more than one as dividing into shares, title deed of property can be given separately upon their requests as well as only one deed presenting all shareholders can be given. Name of the owner is written along with his share in owner section of each title deed of property given separately. Construction servitude and real estate ownership title deeds are different from the land and field deeds in terms of contents. These title deeds have floor of apartment, single space number and land share. Land deed is blue. Residence deed is red. As for land deed, it is written only how much square meters is the land, and land is written in the quality section if it is zoned, field is written if it is without zoning.

If this information is not available, it is understood that construction servitude or real estate ownership hasn’t been established yet for this real estate. It is not risky to lose title deed document or get the title deed document stolen. Anybody can do nothing with your title deed of real estate. If title deed of real estate is lost, it is possible to get a new original one by applying to land office with identity card or passport. By applying any land office all over Turkey that is authorized by general directorate, you can have transactions related to properties in another city or get a new one for the title deed of real estate which you have lost. 


Explanations for the terms in the title deed are as follows;
 

İli City: the city where the immovable is.
İlçesi District: the district where the immovable is.
Mahallesi Neighborhood: the neighborhood where the immovable is.
Köyü Village: the village where the immovable is.
Sokağı Street: the street where the immovable is.
Mevkii Location: the location of the fields in the villages according to the local names given by villagers.
Pafta no Sheet number: the map drawn on base plate by measuring and minimizing in certain rate according to technical procedures of the fields.
Ada no Plot number: It presents the area surrounded by natural and unnatural borders belonging to the public such as road, street, way, channel, park, stream, lake, sea. 
Parsel no Parcel number: It presents the plot of land having borders determined by maps.
Niteliği Qualifications: It presents if it is construction land, vacant land or field.
Yüzölçümü Square measure: It indicates size of the land on the land deed. As for residence deed, it indicates the size of parcel where the building is.
Satış bedeli Sales price: The value of which property has been bought. 
Arsa payı Land share: In cases of property ownership comes into question, it is the common property share which is determined by the values in the building designated for single spaces according to written principal.
Blok no Blok no: the block where the immovable is.
Kat no Floor no: the floor where the immovable is.
Bağımsız bölüm no Single space no: on the project, registered place of the single space you bought.
Edinme sebebi Reason of acquiring: It is the final process description about renewing deed of real estate in the land registry. It shows the immovable is sold from whom to whom.
Sahibi Owner: There is the name of immovable’s owner.
